Ian Morrison is an English architect based in Barbados for the last 30 years, responsible for designing several beautiful homes and resorts in the region. He has justly acquired the reputation for being able to interpret clients' requirements while creating homes that fit these islands environment and lifestyle.
"To protect the quality and visual integrity of the overall development , we are instituting covenants and architectural guidelines. Thus we aim to avoid an eclectic mix of styles and finishies while leaving plentyof scope for individuality and personal taste. Purchasers do have the option of using an architect of their own choosing. However, final designs are subject to the approval of our own planning team to warrant compliance to architectural guidelines and to ensure that they are sympathetic to the ambience of the overall community. The Mount Du Cap development team is currently developing home designs for lots 1,2,5,8,9,13,14,and 15. These homes will range between 3,000 to 8,000 sq.ft. and prices start approximately US$ 2.4 Million (inclusive of lot) depending on the final design and specification.
Construction is on an "on demand" basis, so all the sixteen homes will not be built together. The current time table is to have the infostructure installtion completed sometime this month. Construction has started on two of the homes with 1 more due to start in October 2007 and the completion of the first home in December 2007. Should you decide not to choose an existing design it is anticipated that the whole design and construction process will be 12-15 months from signing of contracts.
Mount Du Cap plans to provide a full management service to take care of the day running and maintenance of the homes. This will include security, maid service, pool, garden and general maintenance.

Building Stage Payments:
Deposit - 20% of lot price.
Balance of lot price is to be paid upon signing the contract.
25% - deposit on signing of building contract;
25% - due on completion of foundation;
30% - due on the completion of the roof;
17.5% - due on practical completion;
2.5% - due on completion of "snags".
