| Situated in the northern most part of the island, Fern Villa resides on the old established Cap Estate, the most exclusive and hence sought after part of the island.
The villa is around thirty years old, of substantial construction and in keeping with its Caribbean location. Over the last couple of years the existing owners have updated and refurbished the accommodation giving it a feel of true quality that eludes many properties. The villa boundary is fenced and is approached through large and impressive metal gates on substantial posts benefiting from external lighting automatically switched via an optically sensitive device. The gates have been prepared electrically for automation should this be required. The kerbed concrete drive leads to the villa entrance and the detached combination carport and garage. The latter giving sheltered accommodation for two vehicles. A workshop/storage room is located at the rear of this detached building.
The decent size hexagonal pool (around 8/9 thousand gallons) has the latest filtration and circulating hardware installed ensuring a healthy and clean pool environment. The hardware is installed in a pool room built beneath the tiled patio decking and accessed via a door in the pool side from the garden. ‘Sit on’ steps lead into the water which has a constant depth of approximately 4’9”. Access to the pool area is via steps from the Pagoda with the pool patio tiled in terracotta. Matching balustrade surrounds the pool area and adjoins to a planter which in turn connects to the Pagoda base. Both the pool and the decking areas are well lit for evening use. Pool top up is via valve operation in the pool room. An external tap is also fitted for both the pool use and garden watering.
The Caribbean views from the villa are excellent and breakfast taken on its balcony or from the covered ‘pagoda’ is a delight, the memory of which never fades. This alone will draw you back to the very beautiful St Lucia. The unique seven sided Pagoda has a wood shingle pitched roof which contrasts with the typical Caribbean white metal villa roof. This ideal ‘al fresco sit out’ and dining area is a real plus and wonderful for entertaining. The Pagoda is stylishly lit for evening use.
The attractive covered entrance to the villa has double door access via aesthetically pleasing security doors. This leads to a large entrance hall with the kitchen to the left and the dining and living area to the right. The hall also contains a toilet and washbasin for day to day use. The immediate impact is one of spaciousness and quiet quality. In particular the Italian ‘porcelain’ tiled floor oozes class with its ‘look alike’ limestone ambience. This is installed throughout the villa including the veranda areas and pagada. Almost all rooms have white painted vaulted/cathedral ceilings with ceiling fans and give an added spaciousness feel to an already spacious environment. The large dining and living room are separated by a tasteful voil fabric wall which waves hypnotically in the breeze created by high level ceiling fans and through house ventilation.
Verandas surround most of the front and Caribbean Sea side of the villa ensuring outside living irrespective of the weather. The rear of the villa is to garden.

The kitchen is well served by base and wall cupboards with tiled work surfaces. The appliances consist of a range type of cooker is powered by LPG gas and a fridge/freezer. Both 240V and 110V power points are positioned above the work surface for European and US appliances. A ‘Jalousie’ type of window provides an elegant feel to the kitchen and opens onto the internal corridor. A ceiling fan is installed.
Enjoy views to the Atlantic & Caribbean sea but more importantly enjoy the breezes it receives. These are wonderfully cooling throughout the year and are the envy of many a property. These are not to be underestimated as a property feature and ensure comfortable living
The three bedrooms each have en-suite bathing facilities (either baths/showers or both), air conditioning and ceiling fans to meet all personal sleeping conditions ensuring total comfort no matter what. Two bedrooms are accessed in the main house and the third via a corridor and sitting area equipped with a delightful ‘Jalousie’ window arrangement – real Caribbean ambience. There is also an en-suite maid’s quarter that represents a fourth bedroom should this be required – this has an external access door. Water heating is by the immersion heater located in one of the bedroom cupboards. All bedrooms have built in Caribbean style cupboards.
Garden The ample garden is a delight having being planted with Ficcus hedging around its boundary with bourgonvllia on the inside of the Ficcus. There are numerous beds of varied tropical plants and trees, too numerous to mention help to give the garden its beauty and appeal. It will continue to develop with increasing beauty. Utilitity Facts The utility room houses a washing machine as well as storage cupboards. The house electrical consumer unit inclusive of breaker type fusing and the 110V transformer is also located in this room. Acess to the side yard can be gained via an external door in this room. Fixed telephone sockets are in several locations and Cable and Wireless currently supply the service. Broadband can normally be supplied in addition to cable TV. The latter would be installed from a pole located close to the house, if required. Mains service supply by local power company Lucelec. Metered 240V 60 amp supply sufficient for all current demand. Meter located on pole to the left of access drive as you enter. Metered water supply by the local WASCO water company. Meter located to the left of left hand gate pillar as you enter. Security in the form of attractive diagonal metal lattice has been installed throughout to give peace of mind and a full ‘lock up and go’ facility. Ample electric sockets (mainly 240V) are located throughout all rooms. Lighting is via fixed lights (veranda, rear of the villa and internal) and internal table lights. Water is stored in an underwater tank within the villa that stores around 7/8000 gallons. The metered mains water supplies this tank. The villa has a pumped water system with associated pressure cylinder. Both the pump and cylinder is located in the external side room which also contains the LPG gas cylinders. Sewage is gravity fed into septic tanks which will need periodic emptying. The roof and grey water discharges to the environment.
